Services
CCM is organized to serve as a single source of
support and direction for all key services that affect the success of
your projects and programs. From concept and design phase through
construction and close-out, we focus on achieving results through proven
processes and a common sense approach to the unique challenges and
requirements of educational facilities development.
Program Management
For programs involving multiple projects, global
management and accountability of the program itself is vitally
important. CCM provides comprehensive support in defining, monitoring,
measuring results, and accountability on capital programs of all sizes.
Our program management professionals understand that improvement
programs are more than just a matter of successfully executing
individual projects. Each program reflects the broader goals and
aspirations of the district, the community, the faculty, and other
stakeholders. Supporting the district in maintaining both firm control
of projects and the support of stakeholders is central to a successful
bond program. California Construction Management can be a key partner in
doing so.
Multi-Prime Construction Management
Many projects benefit from the closer control
afforded by Multi-Prime Construction Management. CCM's core team members
have been pioneers, over the past decade, in the effective use of this
dynamic delivery method, the popularity of which has exploded throughout
the educational facilities community. Providing superior control of
trade activities without the competing financial interests of the
general contract relationship, CCM consistently achieves better cost and
schedule performance on larger projects.
Project Management
Some projects can best be delivered through the use
of a general contractor. Where this is the case, firm, experienced
management of the contractual relationship and energetic protection of
the district's interests is vitally important. It is not always possible
for districts to provide such management through internal resources.
California Construction Management's seasoned construction managers
augment district capabilities by providing the high level of
qualification, experience, focus, and accountability it takes to achieve
each project's key goals while getting full value from the general
contract relationship.
Project / Program Rescue
When one project or a whole program is headed for
trouble, call on CCM's multi-disciplinary team to get things back on
track and headed for success. When a project and its contractual
relationships get in trouble, there is often a temptation to focus on
blame and future legal remedies, losing sight of the heavy short term
price to be paid for late delivery of educational facilities. CCM's
solid track record for getting projects back on track and for reducing
the potential for expensive and often unproductive litigation is second
to none. Untainted by past confrontations, CCM's senior staff, which
includes seasoned experts in problem resolution and construction
litigation, bring a balanced, objective approach to the issues,
fostering the perspective that all parties are best served by meeting
the project objectives first, then seeking a reasonable settlement of
contentious issues.
DSA Close-out Support
DSA close-out status on past projects has become a
major issue in school and community college construction. Old projects
that have been closed without certification can be a serious obstacle to
moving ahead with your new projects. CCM's close-out specialists have
helped many districts overcome this barrier by establishing an
aggressive close-out documentation effort, demonstrating to DSA that the
district is diligently and seriously working toward obtaining
certification of all of their projects. This has commonly resulted in a
lifting of the hold on approval of new work while the close-out effort
remains underway.
